About Copenhaver

Copenhaver is a well-established community of approximately 211 single-family homes in Potomac, Maryland. Built by Kettler Brothers and Patterson & Worland in the late 1960s and early 1970s, the neighborhood features colonial-style homes on quarter-acre to third-acre lots, with finished living space ranging from roughly 3,000 to over 6,000 square feet after renovations and additions. Original floor plans include four- and five-bedroom colonials with two-car garages, and many homeowners have expanded over the decades with bumped-out kitchens, finished basements, sunrooms, and second-story additions.

What sets Copenhaver apart from neighboring subdivisions is its private 9-acre community park — a rare amenity in Potomac. The park centers on a pond with a gazebo, surrounded by mature trees, walking paths, two tennis courts, a basketball court, baseball diamond, and a tot lot. It's the kind of backyard you share with 210 neighbors, and it's exclusively for Copenhaver residents.

Located along the Falls Road corridor, Copenhaver sits south of Fox Hills West and north of the Falls Road Golf Course. The neighborhood is bounded by Falls Road to the west and Copenhaver Drive to the east, offering a quiet residential setting with convenient access to I-270, Potomac Village, and the shops and dining at Park Potomac. Whether you're buying or selling, working with a Realtor who understands this community makes all the difference.

Copenhaver Pond & Community Park

Ask any Copenhaver resident what makes the neighborhood special and the answer is almost always the pond. Tucked into the heart of the community's private 9-acre park, the pond is surrounded by mature trees and anchored by a gazebo that serves as the backdrop for neighborhood gatherings, birthday parties, and quiet afternoons. It's a genuinely unusual amenity for a Potomac subdivision — most neighborhoods share county parks, but Copenhaver's park is exclusively for its 211 households.

Beyond the pond, the park includes two tennis courts, a full basketball court, a baseball diamond, a fenced tot lot for younger children, and a network of walking paths that wind through wooded areas along the park's perimeter. The space is maintained year-round by the Copenhaver Homes Corporation, the neighborhood's HOA.

Swim Club & Nearby Parks

Copenhaver residents can join the Montgomery Square Copenhaver Swim Club at 12300 Falls Road, just steps from the neighborhood entrance. The club features a heated competition pool, a water slide, a wading area for young swimmers, and a multi-sport court. It's one of the more popular summer gathering spots along the Falls Road corridor, and membership is open to surrounding neighborhoods as well.

For additional outdoor recreation, Watts Branch Park borders Copenhaver to the east with stream valley trails, and Falls Road Local Park — home to Hadley's inclusive playground — is a short drive south on Falls Road. The Falls Road Golf Course sits directly across Falls Road from the neighborhood, and Potomac Village is less than two miles away for shopping and dining.

Copenhaver Homes Corporation

The Copenhaver Homes Corporation is a mandatory HOA that manages the community park, enforces architectural covenants, and organizes neighborhood events. Annual dues typically range from $425 to $600, funding park maintenance, pond upkeep, tennis court resurfacing, common area landscaping, and community activities. The HOA board is elected by residents and meets regularly to address community matters.
