About Promenade Towers

Promenade Towers is a luxury cooperative community at 5225 Pooks Hill Road in Bethesda, Maryland. The twin 18-story, chevron-shaped towers sit on 24 park-like acres, offering panoramic views and resort-style living just minutes from downtown Bethesda, the NIH campus, and Walter Reed National Military Medical Center.

With 1,071 units ranging from studios to spacious four-bedroom residences, Promenade Towers is one of the largest cooperative communities in the DC Metro area. The property features an on-site restaurant, full-service salon, indoor and outdoor pools, tennis and pickleball courts, a fitness center, and 24/7 concierge service.

The Co-op Advantage

Unlike a traditional condo, Promenade Towers is a cooperative—residents own shares in the cooperative corporation rather than individual units. The monthly co-op fee is all-inclusive: electricity, gas, water, basic cable, property taxes, and full access to every amenity. No surprise utility bills, no separate tax payments. One predictable monthly cost covers everything.

A Storied History

The land where Promenade Towers stands has a remarkable history, from a publisher's estate to the wartime home of Norwegian royalty to one of Bethesda's most iconic addresses.

1927
Pook's Hill — Nation's Business publisher Merle Thorpe acquires 150 acres along Rockville Pike and names the estate "Pook's Hill" after Rudyard Kipling's 1907 novel. He builds a castle-like mansion atop the hill.
1940
Norwegian Royal Family — When Germany invades Norway, President Roosevelt asks Thorpe to house the exiled royal family. Crown Princess Martha and her children—including future King Harald V—live on the estate until 1946.
1971
Development begins — Developer Nathan Landow purchases the property and announces plans for a luxury high-rise complex.
1973
Towers completed — The twin chevron-shaped, 18-story towers are built along with indoor/outdoor pools, tennis courts, and a shopping arcade.
1980
Cooperative conversion — The property is sold and converted from rental apartments to a cooperative, completed by 1984. Residents become shareholders in the cooperative corporation.
