If you're searching for a home in Montgomery County and only looking at what's on the MLS, Zillow, or Realtor.com, you're seeing a fraction of what's actually available.
Through my brokerage’s private hotlist, a network of upcoming and off-market listings shared among top agents before they ever hit the MLS, I currently have visibility into over 435 properties across the communities I serve. These are homes that most buyers and even many agents simply don’t know about yet.
Here’s a snapshot of what I’m seeing right now across the areas I cover:
Bethesda: 89 listings The largest concentration on the hotlist right now, with everything from condos near the Metro to estate homes in Burning Tree and Fernwood. Prices range from the $200s to well over $6 million.
Silver Spring: 80 listings A huge selection spanning Kemp Mill, downtown, and the neighborhoods stretching toward Takoma Park. You’ll find detached homes, townhomes, and condos from the low $200s into the $1 millions.
Rockville: 56 listings From King Farm townhomes to Fallsgrove condos to spacious single-family homes in Potomac Woods and beyond. The range here is enormous, roughly $225K to $2 million.
Chevy Chase: 49 listings Nearly half are condos and co-ops, with the rest mostly detached homes. Prices run from $210K all the way to $5.25 million, with an average around $1.5 million.
Potomac: 43 listings Luxury is well represented here, with homes ranging from just under $1 million to nearly $5 million in communities like Avenel, Copenhaver, and River Falls.
Germantown: 26 listings A strong mix of townhomes and single-family homes, many in the $300K to $750K range, making this one of the best value pockets in the county.
Gaithersburg: 22 listings From Crown Farm to Kentlands-area properties, there’s solid inventory across a range of price points and home styles.
Kensington: 18 listings A perennial favorite for families, with charming homes from the $500s to $2.6 million starting to line up for spring.
Takoma Park: 12 listings Bungalows, Victorians, and condos in one of the area’s most walkable communities, from $200K to over $1 million.
North Potomac: 12 listings A quieter pocket with excellent schools, currently showing inventory from the mid-$400s to $1.8 million.
Olney: 7 listings Larger lots and more space for the money, with homes up to $2.5 million on the hotlist.
North Bethesda: 5 listings Including properties near Pike & Rose and Strathmore, a small but valuable set of upcoming options.
Plus a handful of listings in Cabin John, Clarksburg, Brookeville, Boyds, Damascus, Darnestown, and Garrett Park.
Why This Matters for You
The spring market is heating up, and many of these homes have estimated live dates in the next 30 to 90 days. By the time they appear on public sites, motivated buyers will have already toured them or made offers.
